Interest rates and APRs are based on current market rates, are for informational purposes only, are subject
to change without notice and may be subject to pricing add-ons related to property type, loan amount,
loan-to-value, credit score and other variables - call for details. This is not a credit decision or a
commitment to lend. Mortgage insurance may be required. If mortgage insurance is required, the mortgage
insurance premium could increase the APR and the monthly mortgage payment. Additional loan programs may be
available. APR (annual percentage rate) reflects the effective cost of your loan on a yearly basis, taking
into account such items as interest, most closing costs, discount points (also referred to as "points"), and
loan-origination fees. One point is 1% of the mortgage amount (e.g., $1,000 on a $100,000 loan). Your
monthly payment is not based on APR, but instead on the interest rate on your Note. Adjustable Rate Mortgage
(ARM) rates assume no increase in the financial index after the initial fixed period. ARM rates and monthly
payments are subject to increase after the fixed period.
Rates and APRs also assume owner occupied Single family residences with an 80 loan-to-value (20% Down
payment). Discount point have varied and can be found on www.freddiemac.com. These mortgage averages are
for loans in 1st Lien Position. The historical Freddie Mac PMMS® data is provided "as is," with no

THIS IS OUR STORY
Welcome to the Design Moe website. We're pleased that you found us.
Heather Moe and Dan Forster opened Design Moe in Escondido 7 years ago. Having built a family home in the nearby agricultural town of Fallbrook, they discovered that the area was full of parks, hiking trails, and interesting people. But it was lacking in upscale design services: most architectural studios and product showrooms were located at least 30 miles to the south, closer to San Diego's city center.
So when they decided to open a residential design studio, they chose the North County city of Escondido.
Besides being central to North County, Escondido has a charming historic district along Grand Avenue, an old-fashioned downstown made up of streetside cafes, historic businesses, and mature trees. Heather & Dan found an available 2000 SF storefront that had formerly been a hospital (Escondido's first) and then a cafe ("Squeaky's Rendezvous"). After a complete renovation, they opened Design Moe Kitchen & Bath in September 2009.
After their dog, Stella, made it clear that she preferred to join them daily at the studio, she was officially hired as "Design Dog" in 2013. Since then she has used her social contacts and the occasional blog to create a media presence for the company.
In 2014 they adopted the tag line, "We love what we do!" after realizing that they did really love their work, from that first moment of meeting and interviewing a new client, to the satisfaction of seeing a homeowner glow with pleasure in their new space. The national design site "Houzz" has awarded Design Moe "Best of Houzz" every year for the last 5 years, and Design Moe projects have been featured in San Diego Home/Garden Lifestyles Magazine and Kitchen & Bath Design News.
Recent projects include whole-house renovations in traditional and contemporary styles, as well as kitchen remodels in traditional, transitional, and modern styles, and a master bathroom in a "Zen Retreat" style. In addition to these design & build projects, they recently finished providing contemporary cabinets from Bellmont Cabinetry in a multi-storey condominium project in La Jolla, and they are just finishing up installation of traditional beaded-inset cabinetry in a new estate home in Bonsall.
Current staff includes both founding partners as well as accomplished designer Diana Tellez, a Colombia native with experience in both residential and commercial design.
